Smile. Selection Is Supreme!  But Shrinking.


SELLERS

Competition Is Bare Knuckle Fierce.  Conditions Are Slowly Improving.


Talking Points

  • There are 813 active listings to choose from.  Properties prices range from $155,000 to $7,850,000.
  • Inventory is down 8.7% compared to last years selection at this time. [813/878]
  • Listings placed under contract in September were UP 6.2%.  Yea!  [171/161]
  • Listings placed under contract Year-To-Date are UP 6.3%.  [1,971/1,853]
  • Above $600,000 it’s a thick buyers market with great selection for buyers, fisticuff competition for sellers.
  • Based on buyer activity, open house traffic and booked showing appointments we expect sales to remain steady through January and better than last year.
  • One out of three listings that went under contract in September were on the market 30 Days or less.
  • Average Days On Market for unsold listings is 90 Days.
  • Average Days On Market for September  listings placed Under Contract is 67 Days.
  • 47.1% of the current active listings inventory have had at least one price reduction (386/813).

In Conclusion:

Sellers:  Competition among sellers will remain fierce throughout the year.  On a positive note, buyer activity remains steady and listing inventory is slowly shrinking, improving conditions for sellers.

To become a successful seller in this market requires smart strategy and an All-In mentality.  Marketing through staging, interior and exterior merchandising shine and  polish and attractive pricing position are all required.
