SEASON ENDS EARLY FOR THE PAVILION DUE TO DAMAGE FROM HURRICANE IKE - The Cynthia Woods Mitchell Pavilion’s 2008 season has officially ended due to damages that occurred during Hurricane Ike on September 12-13, 2008.  The Pavilion suffered severe damage to its Teflon coated Fiberglas fabric roof and support structure over the reserved seating area. 

A structural engineering firm was hired to review and assess the damage, focusing on the stage house structure and seating area roof structure.  The engineering report concluded that The Pavilion should not be used for public gatherings until the fabric roof system and its steel structure have been completely repaired.

“Regretfully, we have determined that damage sustained during Hurricane Ike has caused us to cancel the remainder of our season,” said Jerry MacDonald, president and CEO of The Pavilion.  “Our facility is unsafe in its current condition to hold any type of public event due to the damage.”

Refunds for cancelled events will automatically be credited to the credit card of those who purchased tickets through www.ticketmaster.com or over the phone throughTicketmaster.  For individuals who purchased tickets at The Cynthia Woods Mitchell Pavilion Ticket Office or Ticketmaster outlets, refunds will be made in person at point of purchase.  For more information regarding ticket refunds for any of the cancelled events, please visit www.woodlandscenter.org.

BRIDGEWOOD PROPERTY COMPANY PURCHASES SITE FOR SENIOR LIVING COMMUNITY - Houston-based developerBridgewood Property Company has purchased a 2.66-acre site overlooking The Woodlands Waterway® for construction ofThe Village of The Woodlands (pictured), a senior living rental residential community offering both independent and assisted living apartments, according to Dan Leverett, vice president of commercial for The Woodlands Development Company (TWDC).

Located at the southwest corner of Grogan’s Mill Road and Lake Robbins Drive on The Waterway, The Village of The Woodlands will contain 188 units and approximately 250,000 square feet. Construction is scheduled to begin in the spring of 2009 with completion expected by fall of 2010.

Common areas of the building will include a dining room overlooking The Waterway, a living room, library, bridge room, theater and fitness center with indoor pool. ADMINISTAFF SMALL BUSINESS CLASSIC COMING TO THE WOODLANDS – The Administaff Small Business Classic is coming to The Woodlands on Monday, October 13 through Sunday, October 19, 2008. The Classic features 78 Champions tour professionals, including some of the most recognizable names in professional golf playing for a $1.7 million purse.Bernhard Langer (pictured here) was the 2007 Champion, Jay Haas won in 2006, and Mark McNulty took home the trophy in 2005. The tournament will be played on The Woodlands Country Club’s Tournament Course, former home of the PGA Houston Open.

All net tournament proceeds will benefit local Houston charities. A total of 60,000-75,000 spectators are expected during the week’s activities, which include practice rounds Monday and Tuesday, Pro-Ams Monday through Thursday, and the Championship Rounds Friday through Sunday. The Championship Rounds will be aired on The Golf Channel, and Channel 13 will air nightly highlight shows and live broadcasts from the golf course. THE WOODLANDS TO CELEBRATE NATIONAL NIGHT OUT ON OCTOBER 7 – The Community Associations of The Woodlands invite residents to meet their neighbors and celebrate National Night Out in The Woodlands on Tuesday, October 7th from 5:30 – 8 pm.  This year marks the 25th Annual National Night Out Celebration,and The Woodlands has consistently placed in the top ten in the nation since 1990, including six, first-place awards.  
Normally held in August, National Night Out in Texas has been moved to October to better serve residents during a cooler time of year. This year, the Community Associations’ Neighborhood Services Department encourages residents to go to any of the nine designated locations, one in each village, to enjoy refreshments and giveaways and get to know residents, public safety personnel and community leaders. What would the world sound like without music?

I can’t imagine, but I know it would suck.

 Here in The Woodlands, Texas, we’re leprechaun lucky, The Cynthia Woods Mitchell Pavilion is right in our own back yard front yard.  

If you live here or near, do yourself a favor, treat yourself, pick a venue, score some tickets and live a little more.

I’m going to see Santana, maybe I’ll see you there.

THE CYNTHIA WOODS MITCHELL PAVILION RANKS NO. 2 IN THE WORLD FOR CONCERT TICKET SALES – According to the July 21, 2008, edition of Pollstar magazine, the concert industry’s leading trade publication, The Cynthia Woods Mitchell Pavilion (photo by Ted Washington) ranked #2 in its listing of top 50 amphitheatres in the world based on the number of tickets sold during the first six months of 2008.  The Pavilion’s ticket sales totaled 112,080 for shows played between January 1 and June 30, 2008.

So far this season, The Pavilion has had five sold-out concerts (15,000+), including Jimmy Buffett April 21, Buzzfest XXI April 26, Kanye West May 2, Roger Waters May 4 and Radiohead May 17.  Other concerts with attendance over 10,000 include the Police May 20 and Iron Maiden May 22.

“We have had an incredible year so far in 2008. The quality and variety of shows we have presented has been fantastic,” said Jerry MacDonald, president and CEO of The Pavilion.  “I attribute the strong showing to the vibrant Houston market and our booking partnership with Live Nation. Our facility is a wonderful way to experience concerts and our location is one of the keys to our success.”

About 1/3 of all the home buyers who buy in The Woodlands, choose to buy a New Home. Our experience, about 76% of the home buyers who buy a property in The Woodlands, look at new homes and pre-owned homes.

What do tea leaves tell us about the Real Estate Market in The Woodlands, Texas?

Sales Down 26.24% and Listing Inventory UP 15.46%

Written Contracts for the month of July, based on current velocity, are projected to total 222 Listings Pended or Placed Under Contract.  Last July (2007) there were 301 Listings Pended or Placed Under Contract.  The difference is 26.24%.  26.24% fewer listing placed under contract than last year at the same time.

What else you should know.
From here, sales will slow through February of 2009.  Historically (see graph) the total number of contracts written per month declines.  School begins anew, the holiday season kicks off and seasonally there are simply fewer buyers in the market place.  Also, we expect that “For Sale” listing inventory will ebb for the same reasons.

Sellers:
  Now is the time to make adjustments.  Staging, merchandising, painting, interior and exterior cosmetic enhancements and price adjustments should be made now.  The longer you wait, the harder it will become to sell your property.  Want to sell your property?  Take action now. 

Buyers:  The selection of inventory is healthy, interest rates are expected to climb.  Yes there are fewer sales than last year, but The Woodlands and Houston real estate markets are not even in the same solar system as Florida, Arizona or California.  Real estate markets are local, forget the national news, study local conditions.  SOLD prices have NOT declined, prices have actually appreciated.  It’s not expected to change.  When you find what you like, take action, buy it.

Realtors: Listing Inventory is up, sales are down.  To thrive in this market will require extra effort and actions, actions that are dramatic and remarkable.  More marketing, more connecting, more follow through, more follow up, more communication, more patience, more networking, more service.  Time to step up everything, puny milk toast performance will be wheeled to curb like those big brown trash cans.  If I can support your efforts to shine remarkably, let me know.

Bull – Prices are not declining. Real estate economists believe that 6 months of For Sale inventory represents a balanced market.  In The Woodlands, TX, according to Houston Association of Realtors, Multiple Listings Service Statistics, the inventory has never climbed above 5 months.  It’s a Seller’s Market.

Sellers: With the correct merchandising, positioning and marketing, you can push the price envelope.

Buyers: When you find something you really like or love, jump on it.  In The Woodlands,  screaming steals or deals are as rare as wild white bison.

Realtor Icons: Listings Inventory is worth chasing.  Invest your time, money and energy to position, merchandise and market like gorilla glue sticks, you win, your clients win.

Bear: Interest rates are likely to climb.  Prices are likely to climb like healthy vines. Waiting won’t fix it, act now.
