Here’s what we talked about this morning.

In terms of business the most interesting thing about real estate activity in The Woodlands Texas is this…

The current number of For Sale properties on the market is a Twiggy thin 685.

Yep, that’s all there is for sale.  685 residential properties.  Last year at this time there were 956.  For Sale Inventory is down 28%.  As we enter the hot spring selling selling season, we may have an No Inventory Crisis.

Sales for February are projected to rise a gaudy 33.7% over last years total.

This is amazing and unique my friends.  Other real estate markets can only dream about this level of activity.

Last February there were 145 sales reported by all brokers.  This February we project 194 new sales.  194 new sales would whoosh the sales number 33.7% ahead of last February.

What’s it mean?

If you’re a seller and you position your property properly, you’re in the cat bird seat.

If you’re a buyer and you find a home you like, don’t hesitate, don’t wait, take action and buy, lock in super low mortgage rate and enjoy your new home.

    I’m sure hoping so. I’m posting the latest in a hour or so. Listing inventory has actually dropped from January 1st, and sales in February were up 30+%.
