Reverse Psychology and Needle In A Haystack Finding

Traditionally, advertising in The Woodlands Villager newspaper includes “Homes For Sale”.  We’re gonna turn traditional advertising on her head, help our qualified buyers and property owners in The Woodlands Area.

How?

We have qualified buyers who are ready, willing and anxious to buy a home.  I know you’ve shown them everything on the market and you’ve set up your auto-notification-new-listings alerts.  I know you’ve shared your buyer’s needs at the team meeting.  I know that we haven’t found them the perfect home because it’s not on the market.  I know our buyers are anxious to find their dream home and there are prospective sellers who are interested in selling but want to avoid all the hassle of listing and showings.

We’re going to advertise our Qualified Buyer Needs in The Woodlands Villager.  The hope is that we can match a qualified buyer with a motivated homeowner who wants to sell hassle free.  Umm, that’s hassle free not “free”.

DETAILS:

WHEN:  The deadline to submit your ad is Monday, September 7th, 2009 by noon.  Your ad will appear in the Wednesday, September 17th addition of The Woodlands Villager

WHO: All team members that have a qualified buyer who has reviewed all the current inventory and is frustrated that a property that meets their specific needs is not currently in inventory.

WHAT:  Use our current ad submission forms.  Since you are the person most familiar with your qualified buyers needs your ad will include your name and contact number.  I know I don’t need to say this, but I will anyway, we will only advertise for bona-fide, qualified buyers.  We do not want to waste a prospective sellers time with bogus ads and BS, that’s not how we roll.

HOW:  Your advertisement should include specific details.  Details that your buyer requires.  The more specific the better.  For example, the elementary school their kids must attend, the floor plan layout, any specific requirement, the neighborhood, the street, etc.  The more detailed the better.

Here’s an example:  Buyers from San Diego looking for a 4BR, 4BA home, must be on cul-de-sac, must have pool and 3 car garage.  Pre-Qualified and comfortable up to $550,000.  Prefer neighborhoods, XYZ and ABC.  Must be ABC Elementry.  Must have Master Bedroom downstairs with large walk in closest. Stainless steel kitchen appliances are key, Mr. is a gourmet cook/chef.  Call Ken Brand @ 832-797-1779 if you have a property that matches.  Thanks.
